Brightray signs non-binding deal for Macao AI data center project

Brightray Science Inc., a majority-owned subsidiary of BUUU Group Limited (NASDAQ: BUUU), has signed a non-binding framework agreement with a Macao-based customer for a planned artificial intelligence data center project.

Under the agreement, Brightray Veridian Pte. Ltd., a wholly owned subsidiary of Brightray Science, would supply its fully prefabricated data center solution for a site in Coloane, Macao. The site, located at Rua das Albizias Nos 71-93 and Rua Marginal da Concordia, covers approximately 9,000 square meters and would accommodate roughly 40MW of IT capacity across a proposed five-story structure.

The design relies on steel-structure modules manufactured off-site, with interior fit-out, mechanical systems and electrical equipment completed at the factory. Brightray stated the factory prefabrication rate would exceed 90%. The facility is designed to meet Tier III standards and achieve an average power usage effectiveness below 1.35 at full IT load.

The framework agreement, signed today by founder Bin Wang, carries a termination deadline of September 30, 2027, if specified conditions are not met. Pricing under the arrangement is provisional and non-binding; final prices would be set in a definitive sales contract.

The parties would negotiate a definitive sales contract only after Brightray Veridian secures a tenant for the project and the customer signs a legally binding lease with that tenant. Final design, scope and schedule remain contingent on tenant requirements and regulatory approvals for power and land development. Delivery of the Macao project is expected in the third quarter of 2027.

The announcement also referenced Brightray's operations in Johor, Malaysia, where it reported 70MW of IT capacity already in service and a further 50MW planned.

Brightray Science is majority-owned by BUUU Group Limited, which trades on the NASDAQ.
