The Origin joint venture, backed by Henry Boot’s property arm HBD and Feldberg Capital, has let 404,100 square feet of industrial and logistics space across three developments in England, lifting its overall portfolio occupancy to 66%.
The deals complete phase one of SPARK in Walsall, a £53 million scheme near the M6 motorway. Relay Tech took a 250,000 sq ft unit for its delivery network, while an energy supplier leased 18,300 sq ft for engineering operations. At APTUS in Preston, Virgin Wines committed to 82,000 sq ft across two units, marking a relocation from its existing Preston site after more than two decades. A manufacturing business pre-let a 53,800 sq ft unit at Markham Vale in Derbyshire, part of the £9 million ARK phase two scheme near the M1.
Origin’s 711,000 sq ft portfolio now stands at 59% let with an additional 7% under offer, according to figures released on Tuesday. The joint venture, which focuses on industrial and logistics property, is managed by HBD, Henry Boot’s development arm. HBD oversees a £1.4 billion development pipeline and holds an investment portfolio valued at approximately £120 million.
Ed Hutchinson, CEO of Henry Boot, said the lettings had established new headline rents in their respective locations. The transactions follow Origin’s broader strategy to expand its logistics footprint amid sustained demand for warehouse space in the UK.
