Great Portland Estates plc said the mixed‑use development known as The Courtyard has reached structural completion, commonly referred to as topping out. The project is located at 1/3 Alfred Place in the Fitzrovia district of London, close to the Tottenham Court Road Elizabeth Line station.
The Courtyard is the first acquisition made after the company’s 2024 rights issue. It will provide roughly 47,000 square feet of workspace, complemented by retail space and a range of amenities that include a concierge service, an indoor courtyard garden, a rooftop terrace and wellness facilities.
Delivery of the development is scheduled for the third quarter of 2027. The project joins other recent portfolio assets such as 31/34 Alfred Place, The Alfred, 10 South Crescent and The Gable.
Construction partners on the scheme are Mace and Deconstruct UK. Helen Hare, Great Portland Estates’ Director of Projects, said the topping‑out marks an important step in delivering one of the company’s most exciting fully managed developments.
