Brigade Enterprises Q1 FY27 margins rise despite revenue shortfall
Revenue misses estimates as margins expand sharply in India’s real estate sector.

Brigade Enterprises reported a first-quarter revenue shortfall for fiscal 2027, though underlying margins surged, according to slides reviewed by Reuters.
The Bengaluru-based real estate developer posted consolidated revenue of 15.2 billion rupees ($181 million) for the three months ended June 30, missing the median analyst estimate of 16.8 billion rupees. Despite the revenue miss, gross margins widened to 34.5% from 28.1% in the same period last year, driven by cost efficiencies and improved project mix.
Operating profit rose 42% year-over-year to 3.8 billion rupees, while net profit climbed 35% to 2.1 billion rupees. The company attributed the margin expansion to tighter expense controls and higher-value residential projects, which offset softer sales volumes in select markets.
Brigade’s order book stood at 124 billion rupees as of June 30, up 18% from a year earlier, signaling sustained demand for its premium developments. Management noted that pricing power in key micro-markets and disciplined land acquisitions supported profitability despite macroeconomic headwinds.
The results follow a period of volatility in India’s real estate sector, where high interest rates and regulatory changes have weighed on transaction volumes. Brigade’s performance contrasts with broader industry trends, where many peers have reported margin compression amid rising construction costs.
Investor focus remains on the company’s ability to sustain margin gains while navigating a cautious homebuyer sentiment and elevated financing costs. Brigade did not provide forward guidance in the slides.
