iShares US Property Yield ETF raises dividend yield threshold for index eligibility

iShares II plc announced changes to the eligibility criteria of the FTSE EPRA/Nareit United States Dividend+ Index, the benchmark for its iShares US Property Yield UCITS ETF (ISIN IE00B1FZSF77, IE00BKPT2R27). Effective on or about September 21, 2026, the index will require any new constituent to have a forecast dividend yield of at least 3%, up from the current 2% minimum.

For securities already included in the index, removal will be triggered only if the forecast dividend yield drops below 1%. The revised rules aim to ensure that the index continues to reflect higher‑yielding U.S. real‑estate investment trusts and related property securities.

iShares will publish an updated prospectus concurrent with the rule change. The full shareholder letter outlining the modifications will be posted on the Financial Conduct Authority’s National Storage Mechanism website and on iShares’ own site.

The adjustment follows a broader industry focus on yield preservation amid a low‑interest‑rate environment, though the announcement does not reference any specific market conditions. Investors in the iShares US Property Yield UCITS ETF should review the forthcoming prospectus to understand how the new thresholds may affect the fund’s composition and performance.

The changes were disclosed on September 7, 2026, and are expected to be reflected in the ETF’s holdings shortly after the effective date.
