Marcus & Millichap Capital Corporation, a subsidiary of Marcus & Millichap, arranged a three‑year, non‑recourse financing package worth $53 million for The Grove, a newly built Class A multifamily community in Rogers, Arkansas.
The loan enables the joint‑venture borrower—comprised of Brittenum Group and Realty Capital Partners—to retire its construction loan ahead of maturity, giving the owners time to season the rent roll before positioning the asset for sale.
The Grove, completed in 2024, comprises 235 units: 123 detached two‑story cottages and 112 attached townhome‑style residences. The property reports a 94.5% occupancy rate.
John Brickson, managing director of Marcus & Millichap Capital Corp. in Dallas, said the financing “repaid the borrower's construction loan ahead of maturity, giving the borrower time to season the rent roll and position the property for a successful sale.”
Marcus & Millichap reported that in 2025 it closed 1,659 transactions totaling $11.9 billion, underscoring its active role in commercial real‑estate financing.
