Harworth Group plc has entered an exclusivity agreement for a second UK data centre site, expanding its hyperscale land portfolio as it targets up to six locations with a combined power capacity of 0.9 gigawatts.
The company, which operates over 15,000 acres across 100 sites in northern England and the Midlands, confirmed the deal in a statement on Wednesday. This follows its first hyperscale transaction in 2024, a £106 million powered land sale to Microsoft at Skelton Grange, which included two plots with accepted power connection offers totaling 0.4GW.
The new site under exclusivity is part of Harworth’s broader strategy to develop additional hyperscale data centre land opportunities. Two further sites have accepted power connection offers of 0.4GW, while another has a written indication of a 0.1GW offer, with a formal agreement expected. A sixth location is also being assessed for potential hyperscale deployment.
All six target sites are either freehold-owned, option-controlled, or held in partnerships, with five currently progressing through planning processes. Stakeholder engagement continues on the remaining site. Harworth also noted potential for smaller-scale digital infrastructure projects across its portfolio to serve colocation and edge computing providers.
The company’s focus on industrial and logistics real estate provides a foundation for its data centre expansion, leveraging existing land holdings and infrastructure capabilities in high-demand regions.
