Harworth Group plc has entered an exclusivity agreement for the sale of a second powered land site capable of supporting a hyperscale data centre, the company said on Wednesday.
The agreement follows Harworth’s £106m transaction in 2023, when it sold a two-plot powered land package at Skelton Grange to Microsoft under a development agreement covering enabling works. The new site, also in Harworth’s powered land portfolio, has planning prospects and an accepted power connection offer.
The company has identified up to six sites across its portfolio with the potential to deliver hyperscale data centres. Combined, the Skelton Grange site and the site under exclusivity have accepted power connection offers totaling 0.4GW, with scope to secure additional capacity. Two further sites hold accepted offers totaling 0.4GW, while a fifth site has a written indication for 0.1GW and expects a formal connection offer. A sixth site is anticipated to have sufficient power availability for a hyperscale facility.
Ownership of the six sites varies: some are held freehold, others through options or partnerships. Five sites are progressing through the planning system, with stakeholder engagement ongoing at the remaining location. Harworth also sees potential for smaller-scale digital infrastructure projects, including colocation and edge facilities, across its portfolio.
Harworth manages a portfolio of over 15,000 acres across 100 sites in the North of England and Midlands, primarily focused on industrial and logistics real estate.
