Grand City Properties reports H1 2026 results, maintains guidance
German residential landlord posts half-year financials and reaffirms full-year outlook. No major deviations from prior forecasts observed.
Grand City Properties SE, the Berlin-based residential real estate group, reported its first-half 2026 financial results on Tuesday, confirming its previously issued full-year guidance.
The company did not disclose detailed figures in its preliminary release, stating that full financial statements will be published alongside the interim report on August 20, 2026. Grand City Properties said its H1 2026 performance aligned with expectations, with no material deviations from prior forecasts.
Management reiterated its guidance for the 2026 fiscal year, which includes a projected net rental income range of €1.1 billion to €1.15 billion and an adjusted EBITDA margin of 70% to 72%. The company also maintained its dividend policy, targeting a payout ratio of 60% to 70% of adjusted net profit, subject to board approval.
Grand City Properties operates a portfolio of approximately 60,000 residential units across Germany, primarily in Berlin, Hamburg, and Munich. The group has been expanding its holdings through acquisitions while focusing on operational efficiency and tenant retention.
Analysts at Jefferies noted that Grand City’s guidance confirmation signals stability in its core markets despite macroeconomic headwinds. The company’s shares, listed on the Frankfurt Stock Exchange under the ticker GCP, were unchanged in pre-market trading following the announcement.
