Citizens Financial Group maintained its Market Outperform rating on Four Corners Property Trust (NYSE: FCPT) shares on Tuesday, citing sustained acquisition momentum and portfolio expansion.
The firm kept its $28.00 price target unchanged, reflecting modest valuation support despite shares trading at 13.8 times estimated 2026 adjusted funds from operations—slightly above the net-lease peer average of 13.1 times but below historical premiums.
Four Corners reported approximately $312 million of investment volume in the third quarter of 2026 alone, bringing total deployment to roughly $318 million for 2025. The company’s market capitalization stands at $2.8 billion, supported by a 5.75% dividend yield and four consecutive years of payout increases.
Citizens raised its estimates following a meeting with Four Corners’ chief financial officer, citing renewed confidence in operating portfolio growth, diversification efforts and disciplined balance sheet management. Portfolio performance was described as steady, with concerns over Red Lobster easing and the repositioning of former Bahama Breeze locations progressing as planned.
The analyst’s outlook contrasts with recent earnings data. In the second quarter of 2026, Four Corners reported earnings of $0.27 per share on revenue of $78.42 million, missing Wall Street expectations of $0.30 per share and $79.11 million in revenue by 10% and 0.87%, respectively. Citizens’ rating and price target adjustment were not tied to the quarterly results.
