Rithm Capital Corp., together with partners GreenBarn Investment Group and FarmView Ventures, sold its office property located at 4075 Wilson Boulevard in Arlington, Virginia for $56.25 million. The building spans 188,014 square feet and sits in the Ballston submarket, near the Ballston Metro station and across from Ballston Quarter.
The seller group acquired the property in September 2024. During their ownership, they completed more than 90,000 square feet of new leasing and invested over $6 million in capital improvements, which included a tenant amenity center, an upgraded lobby and a renovated rooftop terrace.
Tenants in the building include office occupants Nalej Corporation, KnowBe4, Systems Planning & Analysis and OpenText Public Sector, while ground-floor retail is occupied by Sweetgreen, Grazie Nonna, Van Leeuwen Ice Cream and Pinnacle Bank.
Newmark Capital Markets represented the sellers, with Executive Managing Directors Jud Ryan and James P. Cassidy and Vice President Grant Marley handling the brokerage. Rithm Capital is described as an alternative asset manager with activities in asset-based finance, residential and commercial real estate lending, mortgage servicing rights and structured credit.
Piedmont Realty Trust, Inc., a publicly traded real estate investment trust, purchased the property.
